According to Article 36 of Act on the General Rules for Applicable Laws(”Act”). “Succession shall be governed by the national law of the decedent.”

Under Japanese law, inherited property is regulated uniformly regardless of the scope or location of property, according to the decedent's national law or the law of the decedent’s residence (unification of inheritance).
There is no difference between real estate and movables regarding the applicable law.
There is an exception for Art.36.
According to Article 41,the Act, “Where a person’s national law applies and the rules of that law require that Japanese law should apply, then Japanese law shall apply.” (Article 41, Renvoi).
